Real estate
We are an agent authorized by the State of Costa Rica to appear as a trustee in the administration of the real estate (guarantee or testamentary trust). We advise the purchasing and sale of properties to guarantee the transaction for both parties.
In Costa Rica, as part of the Due Diligence that must be carried out before the potential purchase of a property, escrow services are needed because the buyer makes an initial deposit (10% of the total value of the property) to a fiduciary agent (in this case South Coast Escrow).
In this way, we will take care of delivering the money to the buyer if the Due Diligence is not positive and the business cannot be closed for reasons that are the “fault” of the seller.
Or we will give the money to the seller as payment for the damages suffered because the buyer did not buy in the end (for example, he returns to his country and never closes the deal).
As established in the Law, it is a way of protecting the rights and interests of both parties.
